Diagnosis is the product

Most plumbing complaints have more than one possible cause, and the price gap between them is large. Low pressure can be a failing regulator, a partly closed valve, restricted pipe, or a service line problem. Those range from free to a repipe.

So we measure. A pressure gauge, a camera, a hardness test — whatever the symptom actually calls for. Then you get a firm number for a scope you've seen, and we tell you plainly when the cheaper fix is the correct one.

For emergencies — active water, no water, sewage backup — we prioritise dispatch and give you a realistic window on the phone rather than a promise we might miss. Standard appointments are usually booked within a few days depending on the season.

Do you charge for a diagnostic visit?

For repair calls, yes, and we tell you the amount before we drive out. Quotes that come from a walkthrough rather than diagnostics — a filtration system, an ADU rough-in — are generally free to assess because that visit is part of pricing the work.

Are you licensed and insured?

Yes, licensed and insured in the State of California. Permits and inspections are treated as part of the scope on work that requires them rather than as an optional extra.

What areas do you cover?

Do you work on mobile and manufactured homes?

Yes. Many plumbers decline that work because the materials, layout, and access differ from site-built housing. We say so clearly because it leaves owners with fewer options otherwise.

What don't you do?

Grease waste hauling, electrical work beyond our own equipment connections, structural and foundation work, mould remediation, tile and drywall finishing, and permit expediting. We coordinate with the trades that do rather than stretching our scope.
